Lanron’s inspectors feel you should be present for the entire inspection if possible, but it is not necessary. This way, we can answer any questions as we come across the issues and maintenance concerns. Also, you’ll have a better understanding of what you are purchasing.
Pricing depends on the square footage of your building. The price of an inspection for an average house that is under 1500 sq ft starts at $550 + GST, and it goes up $50 for every 500 sq ft. Commercial inspection pricing is based on the size of the building and the type of occupancy. Please call us for a quote.
We know how overwhelming a property inspection can be. When explaining defects that are found in your house or commercial building, we don’t say everything needs fixing or upgrading unless. Our inspectors will not emphasize a finding unless it could cause further damage or a safety issue. For example, if the windows are older double pane and the seals are still good, we might recommend replacing the windows as it may create 50 years of energy savings, which would recoup the cost of replacements, but it may not be a priority. In another scenario, a mid-efficiency window is worth keeping if it is still in reasonable condition, as the energy savings would be minimal unless you want to upgrade. If an unsafe electrical issue or a foundation issue is present, we highlight that it may need immediate attention.
Lanron Inspections can usually get your report delivered to you the same day. Commercial inspections will usually be sent to you the following day, depending on the size and number of defects found.
Our inspector has received training for WETT inspections, however it is not offered as we are only allowed to do a Level 1 inspection, and the average cost would be $250 + GST. We feel this has no value for you as we don't remove covers or sweep the chimney, and usually recommend a Level 2 inspection. So, why not just do the Level 2 inspection first and save the $250? Sewer, septic and water well inspections are best done by the people who service them. Their expertise far exceeds what most home inspectors' knowledge base is.
